Communication, energy costs and security are all huge concerns for tenants, and your digital digs could make the difference when it comes to them deciding where to rent. Leveraging technology is currently a USP that's rarely exploited for fear of only passing on the cost benefits to those living in the property. However, if you get better quality tenants faster thanks to a relatively small investment, who's laughing?
Wave goodbye to wi-fi worries
The world runs online. Many of the below benefitting tech options need a good connection to operate, so put the foundations down and don't skimp on speed when it comes to the internet availability in your property. That's before we even get on to the fact that it's often the highest concern on prospective tenants' new-home hit lists when searching for a property to rent.
Smart meters and thermostat technology
Many energy companies are now offering smart meters in properties will little or no cost. Simply put, they allow you to keep tabs on how much is being spent at any given time. This is handy to get a rough estimate of what tenants are going to spend every month, but also to give them a heads up of what innocent appliances in the house cost the most money to run - we're looking at you, kettle.
Thermostat tech is something that's being embraced more and more, in addition to a smart meter. You've seen the adverts - all catchy jingles and showing the benefits of a warm home when you return, without the cost of wasting energy while you're out. British Gas offers its Hive set-up for £249 as a one-off payment, with a free Amazon Echo Dot at the time of writing. For the benefits that you can preach to would-be tenants to draw interest, it's money well spent.

Ring video doorbells start from £89 and offer instant alerts for your tenants to see who's at the door no matter where they are. Not only does this add security to your property, with tenants able to keep tabs on activity whether at home or away, but the functionality is almost entirely based around the tenants' smartphones, meaning that your minimal spend for the doorbell itself goes a lot further in terms of appeal.
