How to maximise your property viewings

Here are some easy tips for getting more prospective tenants to viewings, and wowing them while they're looking around your property
Taking some time to make a viewing special for new tenants will leave them not only impressed by the property, but also imagining themselves in such a lovely place. That's a powerful thing when it comes to getting the all important “yes”.
Clean, clean, clean
Call it common sense but making sure that the whole property is spotless is key, not just for the viewings but for the pictures beforehand. The more honest you can be, the better reaction you'll get during viewings. Fish eye lenses might make rooms look bigger, but the people who rent the house are going to be standing there for real at some point!
Don't paper over the cracks
While painting over an area of damp may bag you a new tenant, they're going to find out the issue when they're living in the property and it will need sorting at a later date. Short term planning won't do anyone any favours. If there's mould anywhere, deal with it and deal with the source of it.
Consider social media
Don't just put a post out there on your personal profile asking for interest, but do consider running Facebook ads, targeted at the people you'd like to rent from you. Facebook Ads allow you to pinpoint the location, education, interests, and employment of anyone that you'll want to get your advert in front of. Many lettings agents may be able to do this for you.
Think of the benefits
Imagine the questions you'd ask when you're viewing a property and pre-empt them in the listing. Make sure you cover details about the property and the area. Who does the house appeal to? What are the neighbours like? What's convenient about living in the area? What are the nearby restaurants and pubs like?
Ask your own questions, too
With any viewing, it's not only important to be yourself, but it's vital that you remember the viewing is for prospective tenants to see your property, but also for you to find out more about your prospective tenants. Don't go full Spanish inquisition but be sure that you cover any concerns you may have as well. An honest conversation will build trust between you from the start.
Prep on the day
Wipe down any windows, ensure the whole house smells nice, dust and get rid of cobwebs, crumbs and anything else that may have collected over the week. Make sure you know what time the viewings set for so that you're not cooking dinner when the doorbell rings, and let the prospective tenants have as much time as they need. People leave quickly if somewhere doesn't feel right. The longer they're there, the more likely they are to take away something positive from all your hard work.
